Irgens, Banner Health and Estrella by Newland Communities Join Forces to Bring New Medical Facility to Goodyear Community

Irgens, Banner Health and Estrella by Newland Communities have joined together to jointly announce the development of Mountain Ranch Medical Commons, a state-of-the-art, 18,000 SF Class A medical office facility to be developed just north of Estrella Parkway at the Cotton Lane intersection. Irgens purchased 5.3 acres of land in Estrella, a mixed-use, master planned community in Goodyear, from Newland Communities, and Banner Health will offer primary care services as the anchor medical tenant.

 

The architect for Mountain Ranch Medical Commons is 33 North. The single-story structure will offer efficient, custom-designed medical space, upscale amenities and a sustainable design that conforms to standards of the Green Building Initiative (www.thegbi.org). Additional space for a complementary user in the development is available on the 2.34 acre parcel. Bruce Campbell of CBRE is serving as the listing broker for the balance of the project.

The official groundbreaking is slated for fall 2012, with the building completion targeted for mid-2013. Terms of the land purchase and lease were not disclosed.

 

Estrella provides a lakeside oasis nestled in the Sierra Estrella Mountains, approximately 17 miles from downtown Phoenix on Estrella Parkway in Goodyear, in the Sonoran Desert Valley. Estrella currently offers more than 500 acres of parks and open space including 72 acres of lakes for boating and fishing, the Starpointe Residents Club, hiking trails, basketball, volleyball and tennis courts. Estrella also is home to a Nicklaus-design championship golf course. The land use plan for Estrella calls for approximately 50,000 homes, about 1,600 acres of commercial and a build-out of approximately 25 years (approximately 2032).
