Agreement between Irgens, City of Brookfield allows for connection of The Corridor and Brookfield Lakes Corporate Center

Combined properties represent one of largest concentrations of Class A office space in metro market

 

BROOKFIELD, Wis. – Irgens Partners announces the Ammendment to The Corridor’s Development Agreement with the City of Brookfield, which allows for the extension of Golf Parkway and will connect The Corridor Corporate & Technology Park with Brookfield Lakes Corporate Center. Road construction is set to commence in August 2017 and will be completed in 2018.

 

This road extension will complete the street grid between Calhoun and Brookfield Roads, allowing for multiple signalized ingress/egress access to both The Corridor and Brookfield Lakes. The office/technology component of The Corridor is projected to have 400,000 square feet of Class A corporate office space. Combined with Brookfield Lakes Corporate Center’s space, the integrated project will comprise one of the largest concentrations of Class A office space in the greater Milwaukee market.

 

The Corridor’s Corporate and Technology Park provides 25 acres of development-ready land for commercial space, the largest tract on the greater Milwaukee area’s west side.

 

A number amenities are being added to the property, including:

– A network of paths, bike trails and sidewalks that connect with Brookfield’s master trail plan designed for bike riding, running and walking;

– Green space buffering that sets the Corporate & Technology Park apart from other uses within The Corridor development;

– Green space that will be used for recreational activities including Frisbee golf, bocce ball and other outdoor games; and

– An outdoor pavilion to be used for entertainment activities as well as a gathering spot for food trucks during spring, summer, and fall months. The Ruby Barn will also be repurposed for a future entertainment focal point.

 

The Corridor office site is shovel-ready with completed zoning, grading, entitlements and utilities. It enjoys competitive Waukesha County real estate taxes, a prominent location along the I-94 and Bluemound Road corridors and is the top remaining developable office site in Milwaukee’s west suburbs.

 

There is easy and convenient access to major transportation corridors and a high-quality, educated workforce, as well as access to Wisconsin’s best retail corridor. Contemporary zoning and development allows for innovative urban/suburban development.

 

The Corridor has recently announced the development of two hotels, consisting of a total of 270 rooms. This will be adjacent to the 50,000-square-foot ProHealth Care Medical Clinic now under construction, with both developments having 2018 occupancy dates. Existing development includes 75,000 square feet of retail space along Bluemound Road with the ability to add another 60,000 square feet of retail space. Irgens is in discussions with 50,000 square feet of multiple retailers.
