When Irgens purchased an existing building, 17200 North Perimeter Drive, a 1.76-acre parcel of vacant, development-ready land was included that would support an approximately 25,000 square foot building, taking a creative approach to the overall site plan, the existing parking was reconfigured allowing the property line to be relocated, permitting the development to create a site to allow increased density. 17300 North Perimeter was developed as a two-story, 50,000 square foot multi-tenant office building.


While working through design and entitlements, a full-floor medical tenant was identified and a lease was signed, allowing the tenant more clinical and physical therapy space and room to grow.
