Irgens was approached by law firm Godfrey & Kahn to find an office building site in downtown Milwaukee in which they could anchor as a prelease tenant. Irgens approached US Bank about a site adjacent to US Bank Center and put it under purchase contract. Irgens planned a 17-story, 358,000 rentable square foot project with 449 parking stalls and preleased the project with approximately 150,000 rentable square feet consisting of Godfrey & Kahn at 78,000 rentable square feet and 72,000 rentable square foot to seven other tenants.

The multi-tenant office building is Gold LEED certified and advances a technology-driven design for optimal communication transmission and energy efficiency. Amenities include an on-site fitness center, multi-media conference center, restaurant, 459 parking stalls and skywalk connectivity to the US Bank Center Galleria. It features a four-story lobby and floor-to-ceiling windows offering panoramic views of Lake Michigan and the downtown Milwaukee skyline. Its large, 26,000 square foot office floor plates are optimized for efficient office space planning.

The project was the first mid/high-rise office building developed in downtown Milwaukee in over 10 years and the rents required to make it feasible were the highest in market. Differentiating the building would be important to its success. This was accomplished by carefully planning the building from the inside. The building was integrated into a existing campus of buildings allowing for seamless connectivity between restaurants, hospitality, parking and shops.
