Little Company of Mary (“LCM”) purchased an urban land site in their primary target market for their first community outpatient medical center. Irgens was hired as development manager to oversee the important project and work closely with all stakeholders to ensure a successful completion.


The urban site required the demolition of an existing fitness facility. Irgens managed the demolition process while working with a design team on ways to maximize the building size while achieving the required amount of parking. To accomplish this objective, Irgens negotiated a long-term parking license agreement with a neighboring property owner and worked through the complicated city approval process to gain permission for a cross access easement so a driveway could be installed between the properties. This allowed LCM to realize an enhanced, full-service delivery model.


LCM relied heavily on Irgens’ expertise throughout the design and construction phases of the project. The three-story structure and lower level provides urgent care, lab, diagnostic imaging and office space for the health system’s employed physicians.
