Demand for Froedtert and the Medical College of Wisconsin outpatient health services continues to grow across the Milwaukee area. These progressive providers called upon Irgens to identify real estate opportunities to continue their expansion into the southwest suburbs of Milwaukee.


After working closely with Froedtert and the Medical College of Wisconsin to identify the real estate needs of the service lines needed in this growing submarket, Irgens executed a confidential land assemblage and expeditiously entitled the land for the new intended use. A 137,000 square foot regional outpatient hub was then planned, including primary care, urgent care, specialty care, rehab, cancer care, GI procedure suite, infusion and imaging. This vast array of service types required mixed-occupancy types and, therefore, careful real estate planning.


An extensive analysis of ownership and capital structures for the project was completed by Irgens. Creative land structures, equity partnerships and capital sources were explored. Irgens was retained to manage development of the project programming and design to ensure value was continued to be added throughout successful completion of the project.
